Maintenance
INTRODUCTION
The negligence of maintenance and repair to buildings can cause the deterioration of the fabric of the building, and in some instances lead to structural failure of the building.
DESIGN
ALL BUILDINGS ARE DESIGNED TO BE WEATHER RESISTANCE
However, some buildings require more maintenance and repairs than others, in particular those with flat roofs and valley gutters, and those buildings in aggressive environments.
Inadequate maintenance and repair can cause failures to the following:
-
Drainage systems
-
Foundations
-
Windows and Doors
-
Roofs
-
The building fabric, the walls and eventually the structural elements supporting the building
BUILDINGS SHOULD BE REGULARLY INSPECTED
Inspections should include:
-
Drainage Systems
-
Foundations
-
Floors
-
Walls
-
Roofs
-
Internal Finishes
-
Electrical, Heating and Ventilaion systems
-
Compliance with current safety regulations
HOW WE WORK
A full Structural report is prepared for the client, listing all areas which require urgent repair. The repairs are graded, according to a hierarchy of needs and costs.
A planned programme of maintenance and repair is prepared, by where maintenance is carried out to all sections of the building.
The planned maintenance programme is co-ordinated with the budget.
Schedules of works for the repairs are prepared and tenders are sent out to contractors.
The successful contractor is appointed to carryout the repair worksm which we inspect on site and certify on completion.
